2 bedroom Maisonette for sale
Ditchling Rise, Brighton, BN1
GUIDE PRICE: £300,000 – 325,000 Share of Freehold
Ditchling Rise is a wide, tree-lined street running between Preston Road and Ditchling Road in the Preston Circus area of Brighton. A desirable location and ever popular with families and working professionals alike due to its close proximity to Brighton and London Road train stations, Preston Park and having some of the best pubs in the City on your doorstep. As well as having the choice of the shops and cafes on both London Road and at Fiveways, the area is also in the catchment areas for some of the most popular schools in the City.
The property itself is a spacious two bedroom first and second floor maisonette that exudes charm and character at every turn. You enter the property through a shared front entrance with the ground floor flat and by climbing the beautifully decorated wooden staircase you are greeted by the kitchen with its reclaimed wooden worktops, shelving and drainer and striking tiled splashback. The kitchen has a cooker and gas hob, plumbing for a washing machine and dishwasher. The view through the wooden sash window is of a lovely garden with mature trees. On this floor there is also the shower room with green wooden cladding and blue mosaic tiling. As you walk through to the lounge/dining room at the front of the property, you struck by the period doors and balustrades all in keeping with the period of the property. The shelving and patterned wallpaper again add to the character. This room is an impressive size with a beautiful period fireplace providing the focal point to the room whilst a bay window and additional sash bathe this room in light. Again, there is clever fitted storage in this room really accentuating that this is a home that can be moved straight in to.
The first of the two bedrooms is on this floor and overlooks the rear of the property. Painted original wooden flooring and period fireplace with a wooden surround continue the theme of the tactile and quirky nature to this property. The bedroom is a good size double bedroom and the sash window overlooks the rear of the property. The second bedroom is on the top floor, attic conversion and again fits a double bed. The décor and wooden flooring give it a homely feel and in keeping with the rest of the property. The views from both sets of velux windows are stunning and provide a bright and welcoming space that also benefits from storage in the eaves adding to the under stair’s storage in the hall.
The current owners of this maisonette have created a totally unique space that will live on for many a year and provides the ideal opportunity for someone to buy a home and move straight in. This is a very popular place to live and would be a great first time purchase or even a second home for someone looking to make the most of what Brighton has to offer.
What the owner says:
"We fell in love with this place as soon as we opened the door before we even set foot in any of the rooms! It’s beautiful and light and the views to the back of the house are just gloriously leafy and green. I have spent many happy hours sitting at the kitchen window watching the birds flit among the many trees that were planted by a lovely lady called Fiona in 1987 when so many were lost in the hurricane that year; they are one of the things that makes the place so special. From the bedroom window you can see as far as the edge of the Downs and from the front you can see the sea! One of the unique features of our home are all the lovingly hand crafted, built-in, reclaimed wooden storage features which are all bespoke and in every room in the house. Not only are they beautifully made but they are ideal for people like me who have a lot of stuff!
One thing we have loved about living here is how close we are to London Road train station and at the weekends we have so often been walking up on the Downs within 20 minutes of leaving home! We have been so lucky to have lovely neighbours, not only are they quiet and considerate but also very tolerant because as a musician, I’m the noisy one! For those with children there are several outstanding primary schools in the area and it’s an easy walk to Varndean and Dorothy Stringer secondary schools. The flat is also a stone’s throw from four great pubs, The Round hill, The Jolly Brewer, The Signal Man and the Open House. We’re also close to both Blakers and Preston parks. Shakti is a great local shop to have close by and we have the wonderful Sunny Foods just at the bottom of the road.
It’s a brilliant place to live and this flat will be sorely missed. We really hope that it goes to someone who loves and appreciates it as much as we have!"
