The property is a lovely six double bedroom house with a large lounge dining area and patio to the rear of the property. There are two modern shower rooms in the property and the property is available fully furnished and is subject to referencing and right to rent checks. All tenants reserving this property must be able to come to our office with their student ID/University acceptance letter to go through and sign our reservation agreement.

Please be aware that all tenants who plan to take up a tenancy in one of our properties will need to have viewed the property in person with a representative of Q Estate Agents. All tenants must then come to the office to reserve a property and sign the reservation agreement. All tenants must provide passports or alternative right to rent identification and student ID before they can move into the property.

All students will be required to provide a guarantor who will need to be a UK resident, have clean credit history and have an income of 3 times the tenants rent share. Guarantors income can be made up from salary, dividend, savings or pensions. Self employed guarantors MUST have one years worth of accounts and can be verified using an accountants reference or their SA302 form from HMRC.

Tenants and guarantors will have 48 hours to fill in an online referencing form and then 14 days from that point to complete the referencing with a successful outcome. All payments to Q Estate Agents must be paid by the lead tenant on behalf of the whole group.
