2 bedroom Ground Floor Flat for sale
Hollydale Road, London, SE15
GUIDE PRICE: £470,000 Share of Freehold
360 degree virtual reality walk through tour of this property is available at www.qsalesandlettings.co.uk
Hollydale Road is a peaceful tree-lined street located between Nunhead and Queens Road Peckham stations. The neighbourhood centres around an excellent range of shops, cafes and bars on nearby Evelina Road, while Telegraph Hill Park, Peckham Rye and One Tree Hill offer bountiful urban green space and panoramic views over central London.
The property maintains all the features to be expected of a Victorian terraced house. Access is via a smart communal lobby which gives to a reception area providing entrance to all other rooms. To the front is a beautifully presented living room with large bay windows ensuring plenty of light. The traditional sash windows and wooden floors provide character and charm, complemented by a feature fireplace. This is an all-purpose living room with ample space for relaxing, dining and hosting.
The adjacent kitchen has been neatly finished with tasteful wall and base units, ensuring intelligent use of space to allow for ample work surface and storage. A back door from the kitchen leads to a large south-westerly rear garden, a suntrap with patio area, lawn and planted borders. At the far end of the garden is a bespoke redwood studio built to the highest standards, creating a tranquil garden office, gym or retreat with heating and power. An adjacent self-contained room completes the studio, providing plentiful storage for garden tools to keep the green-fingered busy.
Returning to the flat beyond the kitchen is the bathroom, completed with a contemporary white suite comprising bath, shower, basin and WC. The two bedrooms are located at the rear, the master bedroom presenting a terrific space, a pleasant outlook onto the rear garden and dual aspect windows affording plenty of natural light. The second bedroom, currently occupied as a nursery, provides space for single occupancy and, like the master bedroom, features a built-in wardrobe.
Significantly, the property is being sold with a share of the freehold and a long lease. Viewing is highly recommended.
What the owner says:
"We have loved living in Nunhead, there is a vibrant community and friendly neighbourhood.
Nunhead high street has everything you need, delicatessen a butcher, green grocer, award wining fish monger and famous bakery. There are plenty of pubs and restaurants within walking distance, we particularly enjoyed Skehans, for late nights and live music. Nunhead Cemetery is one of the Magnificent Seven cemeteries in London and beautiful to stroll around.
We have loved our flat and would probably describe the garden as the best feature. We get the sun all day and late into the evening in summer. We have spent many hours gardening (The nunhead gardener is brilliant!) and had plenty of BBQ’s .
We will be very sad to leave our flat, which we have lived in for 5 years but with a growing daughter we feel its time to leave London and head to Brighton. We hope whoever buys it enjoys it as much as we have."
