2 bedroom Semi-Detached House for sale
Maresfield Road, Brighton, BN2
GUIDE PRICE: £325,000 freehold
360 degree virtual reality walk through tour of this property is available at www.qsalesandlettings.co.uk
Maresfield Road is a quiet residential street running between Manor Hill and Manor Road, close to The Royal Sussex Hospital. The area is hugely popular with families keen to take advantage of the size of home available while still being well connected with the city centre. Kemp Town village is only a short stroll away and provides an excellent range of pubs, cafes and shops, while Brighton Marina is also nearby where an Asda superstore can be found alongside a range of leisure facilities.
The property itself is two-storey semi-detached house set back from the road and accessed via an attractive front garden where mature shrubs add to the sense of privacy. The front door opens to a small hallway with stairs ahead leading to the first floor and a door to the right opening to the sitting room. This wonderful room creates a perfect heart to the home being both a bright and sociable space as well as maintaining a cosy charm thanks to the wood-burning stove. Through the lounge is the kitchen/breakfast room which has been intelligently set out to provide plenty of storage with the added benefit of terrific views to The Downs from the kitchen sink window. Upstairs are two double bedrooms with the master being particularly well-proportioned and enjoying a contemporary twist courtesy of the rich painted walls and white floorboards. The family bathroom is well-fitted with a white suite including bath with shower over, basin and wc. From the landing a pull down ladder provides access to the boarded attic which provides a further very useable space. To the rear of the property is a beautiful garden; a decked patio provides a raised seating area with clever storage provided below. Steps lead down to the lawned garden with its mature borders and beyond this a paved patio and timber built garden shed.
What the owner says:
"I adore my house and always feel a sense of calm when I return home. When I move from here there are many things that I will miss.
This is a quiet neighbourhood, and I relish the peacefulness of the area. While being just minutes away from the Marina and all the seafront has to offer, and a short bus ride into the City Centre, the area is very calm and peaceful.
I am just around the corner from a nature reserve and I love it that I can access wide open spaces to walk in just minutes away from my home. I enjoy the sounds of the local wildlife that change throughout the year: the birds, particularly the wood pigeons, the foxes and badgers, the occasional clip-clop of horses from near-by stables, and the crickets in the summer that make me feel like I’m living in the Mediterranean!
I love sitting out on the decking in the morning sun with a coffee, or in the evening with a glass of wine listening to the radio or reading a book. I have really enjoyed having a big garden in which to have barbeques and gatherings of family and friends, and a secluded place to sunbathe, or to work on my laptop.
I will definitely miss the views. From the kitchen window I can stare for ages at the Downs straight ahead, or watch the sea from the garden and from the bedroom window. Driving home is always a pleasure, and I have always appreciated driving into my street and watching the sea straight ahead glistening in the sun.
Personal circumstances mean that I need to move house. If I could take my home and the views with me I most certainly would."
