All applicants must then sign the reservation agreement electronically, then pay a holding deposit to reserve the property. The Holding deposit is one weeks’ worth of the rent and will be deducted from the money owed for the first months rent once referencing is passed and an agreement signed.

All tenants must provide passports or alternative right to rent documents and student ID before they can move into the property.

All tenants will be required to provide a guarantor who will need to be a UK resident, have clean credit history and have an income of 3 x times the individual tenant’s rent share. Guarantors income could be in the form of salary, dividends, savings or pensions. Self employed guarantors MUST have one years worth of accounts and can be verified using an accountants reference or by providing their SA302 form from HMRC.

Tenants and guarantors will have 48 hours to fill in an online referencing form and then 14 days for all references to be fully returned and all information verified with a successful outcome. All payments to Q Estate Agents must be paid by the lead tenant on behalf of the whole group.
