Gladstone Terrace is a popular row of substantial Victorian houses set back from Brighton’s Lewes Road. The area is hugely popular due to its close proximity to the city centre and Brighton Mainline Station (approximately half a mile away). Lewes Road itself is home to an eclectic mix of shops, cafes and bars, while nearby is the thriving Open Market. The Level is the nearest park and is home to a playground, café and skate park. Extensive bus services operate from Lewes Road providing easy access to the rest of the city and surrounding areas.

The apartment itself has been the subject of much refurbishment by the current owners to create a smart, modern and stylish home. Occupying the raised ground floor of this impressive Victorian property, access is to an internal hallway with all rooms accessed from here. To the front is a wonderfully proportioned sitting room with large shuttered windows in the bay flooding the room with light. The Victorian fireplace, column radiators and parquet floor add a flourish of period charm and combined with the muted grey walls ensure a room that meets current tastes. Back through the hall and the first of the two bedrooms is on the right; a lovely double bedroom painted in calming tones with built-in wardrobes, period fireplace and large window looking towards the gardens at the rear. Further along the hall is the second bedroom which has been cleverly designed to maximise space with a built-in bed and high-level shelving. Between the bedrooms is the bathroom which once again stands apart through its stunning design. A classic deco-style bathroom suite has been matched with hexagonal wall tiles and period floor tiles.

To the rear of the property lies the extended kitchen/breakfast room. Again, it is the mix of traditional and contemporary styles that elevates the space to something truly special. A traditional tiled floors leads in from the hall to marry the rear of the apartment with the front, and cleverly this then leads to the patio outside creating a wonderful flow. At the far end is a row of hand built plywood units finished in rich blue and topped with quartz worktops with a sunken sink. Soft pink geometric wall tiles balance with the darker tones to complete the look.

The rear garden is a truly unique place with each of its four levels adding something new and different. The lower patio blends with the kitchen to add further social space with steps leading up from here to a sun terrace with heated plunge pool. The paved patio area next to this is a perfect spot to enjoy a glass of something chilled on warm sunny days. Beyond this lies a lawned area of garden with raised vegetable beds and a greenhouse, while the top level has been finished with a paved area – primed for the addition of a home studio or office (stnc).

What the owner says:

“In my opinion, this is our Riad in the City. Our home has been designed to invigorate but also to be quiet and calm. The love we have for our home is bountiful and I hope someone will enjoy it as much as we have. My favourite things, which are hard to pick, are of course the garden, and it is the perfect space to recreate the good life with raised beds and greenhouse. For such a central location you would think you were in the middle of nowhere sitting in what I call the allotment. The plunge pool is so much fun and a real addition, and can be used rain or shine, night and day - hours can be lost relaxing here. I often work at home from the kitchen table looking out onto the kitchen patio and tend my pots during my breaks. The addition of the hanging plant shelf in the kitchen makes growing plants so easy and cactuses love this spot. Another favourite aspect is overlooking the church from the living room; you would have no idea that Brighton and all its chaos is so close.
Lewes Road is such a fun location. Pelicano opposite is a blessing and a tempting curse for iced lattes. The level is wonderful, and North Laine is minutes away and is my favourite part of the city for shopping and hanging.

We will be so sad to leave our home but hope someone will enjoy it and add their tastes and ideas - and maybe a summer house at the top of the garden as we intended.”
